Introducing…Coney Landing!

Settlement Housing Fund is expanding its commitment to affordable and supportive housing in Brooklyn with a new, 15-story, 134,000 SF, 172-unit Passive House project in Coney Island. Mega Contracting Group will serve as the project’s GC and The Jericho Project will be the property manager and social service provider.


104 apartments (60%) in the building will be supportive units reserved for individuals and families leaving shelters with a mental health diagnosis. The remaining units will be affordable to low-income New Yorkers earning between 30% and 60% of Area Median Income. Building amenities will include on-site social service offices, 24/7 front desk security, an exercise room, greenhouse, community room, and rooftop terrace, and a community facility that will be leased to outside groups.

The building’s social service programming will be LGBTQ+ affirming, with on-site case managers having experience working with the LGBTQ+ community. Licensed Clinical Social Workers will provide mental health counseling, letters and other necessary items for residents undergoing gender transitions. And youth peer mentors providing support will have experience with the LGBTQ+ community or identify.

Located two blocks north of the beach, the building will mitigate flood risks projected by the 2080 sea-level rise by having no cellar and elevating the ground floor relative to the sidewalk grade. Additionally, favorable site conditions will allow for the deep borings necessary to install a geothermal closed-loop system for the building’s heating, cooling, and hot water systems.
