We partnered with The Bridge and NYS HCR on 1559 Boone Avenue, a 49,000 SF, 8-story building providing 65 affordable, supportive, and senior studio units in the Crotona Park area of the Bronx. The design features a large, covered front porch with seating and landscaping, creating a safe, semi-public gathering space. Daylight streams through a generous window wall along the front porch, brightening the lobby with built-in seating and extending into the community room with a warming pantry. To foster social interaction, the adjacent laundry room opens to a landscaped rear courtyard, complete with wooden trellises, seating, and a walking path. The social services suite is conveniently located across the hall from the community room, and an 8th-floor terrace offers upper-level residents easy access to outdoor space.
As one of the few multi-story buildings on its industrial block, the façade is divided into three masonry masses of different colors, giving the appearance of a cluster of smaller buildings. Setbacks on the 7th and 8th floors are clad in a light-colored EIFS finish, further emphasizing a shorter visual profile.
Designed with sustainability in mind, the building incorporates extensive green roofing for enhanced stormwater management, an all-electric HVAC system, and solar PV panels on the roof. A gas-fired emergency generator ensures safety and reliability for the multigenerational residents.
